Withadditional rate cuts and a global economic downturn priced in over 2025,investors should consider diversifying and taking an ‘insurancepolicy’ against a potentially lower rate environment by investing across1-5 year fixed deposits and locking in rates above 4% p.a. As interest rates rise/fall thedollar valuations of existing bonds rise/fall in the market. Financial markets rallied in Mayin the ‘risk-on’ environment with tariff negotiations seeminglyheading in the right direction. Pipe relining is a long-term solution to damaged or deteriorating pipes without the necessity for expensive and disruptive excavation. Through the insertion of a strong liner into the existing pipe, the reinforcement of its structure and the sealing of the cracks or leaks, the relining makes the pipe have a longer life. This new method of pipe replacement is the answer to the problem of traditional pipe replacement because it reduces the inconvenience and at the same time gives a lasting peace of mind. By installing relined pipes, you can get better water flow, and lower the probability of future leaks, and thus, the whole plumbing system will work better.
The western deck was clad inside and out in reused galvanised iron roofing (from the replacement of the original roof) as it is still a high durability zero maintenance finish for this location exposed to strong sunlight and weather. All external exposed timber is sealed with a penetrating decking oil (Fiddes “Universal”) to retain natural character and to silver over time. The new roofing is Zincalume “Customorb”, economical and the closest thing to the galvanised steel roofs of old houses.

Ashfield park has been noted bycouncil as one of the more popular recreational spaces within the Inner West -it is the largest park within the North Ashfield area and plays host to anumber of events, monuments, sporting codes, a community garden and theAshfield bowling club. Surrounded by mid-rise apartments it is a crucial plot of greenspace that isfrequented by foot by nearby residents. As part of this process, Council work withthe community, Bill Crews Foundation, Three Bridges, the Village project, andthe police to hold a public meeting in Summer Hill about Community Wellbeingand Safety. Access to natural ventilation is also compromised because of the noise conditions. An increase in residential dwellings would increase the number of occupants exposed to these adverse conditions. Regarding 1d, Council officers are satisfied that the current zoning of the site (MU1) is appropriate to allow the proposed mix of commercial / employment uses on the ground floor and residential above. The Panel’s concerns regarding the prematurity of the proposal are noted; however the site is well located and well serviced to provide new housing opportunities. There is strategic merit to the extent that the site is suitable for higher residential density which has the potential to increase housing supply.
